Sean founded Bukowski Law Firm in 2010 for a specific kind of client: Texas commercial real estate owners and operators who need more than reactive advice. After nearly a decade at Vinson & Elkins in New York and Houston and then serving as General Counsel for a commercial property owner and management company, he’d seen the gap: deals were either over‑lawyered by people who didn’t understand the business, or under‑protected until it was too late.
Since launching the firm, Sean has helped clients structure, negotiate, and protect hundreds of millions of dollars in transactions across Texas, from acquisitions and dispositions to complex title clean‑up and high‑stakes disputes. His bias is always the same: protect the downside so entrepreneurs can move boldly on the upside.
Because he’s been both big‑firm litigator and in‑house counsel, Sean understands how investors, lenders, and regulators think, and how decisions play out for operators on the ground. Carl cut his teeth in some of the toughest property markets in the country, supervising title curative work for complex commercial clients outside Detroit while attending Western Michigan’s Thomas M. Cooley Law School. That early experience in clearing hard problems out of the chain of title still shapes how he practices today.
After law school, Carl and his wife headed to Seattle, where he briefly practiced family law, before the pull of home, and real estate, brought them back to Texas. He returned as a municipal attorney, working primarily in commercial real estate, eminent domain, and employment law. In 2021, he joined Bukowski Law Firm to focus on what he does best: getting commercial deals closed on the best possible terms and backing that up with litigation support when needed.
At the firm, Carl protects his clients’ commercial investments by running point on transactions for investors, operators, and business owners statewide. He’s known for his eye for risk, his clear, proactive communication, and his ability to make sure every dollar at the table is protected, whether the issue is a title snag, a zoning wrinkle, or a lender concern that could slow a closing.
Carl grew up on a ranch in southeastern Oklahoma, raising everything from cattle and pigs to lambs and even emus.
